SELLING THE PROPERTY

Estate Agents:

When the property is completed, it is now time to get an Estate Agent round to value it and then put it on the market. I would advise waiting until the property is completed before putting it on the market. This is because if the property is only half  completed and someone puts in an offer, the deadline may be quite tight to cosmetically finish in time. 

Also, I would advise asking around three estate agents to value the property so you know roughly what the true value is.

Viewings:

As the property is empty, I would just hand over the keys to the Estate Agent and then they can handle the viewings on your behalf. If a viewing has gone well, the prospective buyer may want a second viewing. If this is the case, the Estate Agent will normally inform you of this. 

Offer Accepted:

If the prospective buyer decides to make an offer, they will tell the Estate Agent and then the Estate Agent has to let you know – whatever the offer. The ball is then in your court to negotiate. You can do this all through the Estate Agent so you don’t ever have to speak to the buyer directly. If you decide to accept the offer, you can let the Estate Agent know and then it is your responsibility to get in touch with your solicitor to get the ball rolling.

Solicitors:

The solicitors will now liaise amongst themselves for searches, contracts, completion dates etc. Your solicitor will arrange to receive the buyers money and then transfer it to your account on completion. 

Congratulations, you’ve just sold your property!
