Kitchen:

Whilst the painting is being completed, the kitchen units can be installed. The easiest way to do this would be to hire in a kitchen fitter. 

We normally buy our kitchen from a supplier such as Howdens or Magnet and then it would get delivered the week before we are ready to fit it.

Once fitted, the plumber will be able to connect the water and fit the boiler as well as the electrician being able to connect the oven.

Second Fix Plumbing:

This is where the plumber will come in and fit items such as bathroom suites and sinks. The plumber will connect and fit the toilet, shower and baths in the bathrooms as well as ensuring the water temperature and pressure is correct. 

They will also connect and fit radiators as well as fitting the boiler. 

Second Fix Electrics:

This is where the electrician will fit and connect items such as light bulbs, switches, sockets and appliances. This normally happens simultaneously to the second fix plumbing so the plumber and electrician are able to check appliances together if they need to.   

Handles on Internal Doors:

As the internal doors have been painted, the handles now need to be put on each door. There are different tools on the market that can do this and it’s more time consuming than difficult. 

Tiling:

Once the second fixes have been completed, the tiling can then start on the bathrooms and the kitchen. 

Finishing Touches / Snagging:

Once the majority of the main internal work has been completed, it is then wise to go round each room and make a list of any snagging issues to be rectified. Quite often a socket may have been cut in the wrong place, or a chunk may have been hit out of the wall. Someone will need to fix these little issues before the property is sold.

As well as snagging, other small jobs have to be sorted such as fitting the internal trickle vents and taking off the plastic on the inside of the windows.
